Shepherd’s huts are the perfect solution if you’re wanting to cost-effectively create that extra bit of space at your property. They’re beautiful in design, provide a luxurious living area and unlike loft conversions and extensions, avoid putting a massive dent in your bank balance. They are equally a great investment opportunity for hotels, B&Bs, wedding venues and glamping sites.

A popular feature (and one that we often advise) is to incorporate a bathroom into your hut’s layout. It’s not only convenient for you when you’re spending time in the hut, but it also ensures that should you have any guests come to stay, they have their own private shower and toilet to use.

If it is going to be used as an extra bedroom, then you’re probably going to want to have shower and toilet facilities. However, if you’re wanting to utilise the hut as a home office, then a bathroom might not be essential as you’ll want to use the space for alternative features, such as a desk or large storage unit.

Deciding the purpose of the hut and whether a bathroom is required will affect the hut’s design, layout, floorplan, materials used and arrangement of furniture.

 

  1. Size

The next thing you need to clarify is the size of your shepherd’s hut. They can be built in a wide range of dimensions and tailored to suit individual requirements, so no matter how big or small you want your bathroom to be, a solution can be created.

20ft huts are often the favoured size for those who want toilet and shower facilities included. They’re large enough for a spacious shower room with all the essential features to be integrated, and have an average lifespan of over 20 years, making them a great long-term investment for homeowners and B&B owners alike.

 

  1. Features

Another thing to consider is the features you’d like incorporated into your bathroom. Some shepherd’s hut owners choose to only have a lavatory and vanity sink, whereas others opt to have a walk-in shower as well. The space available to you will impact whether you can have any other features, like a towel rail for example, but remember that sometimes less is more.

We recommend installing large frosted windows – not only will they help to ensure that your room is nice and bright, but they can also be opened to keep your hut cool during the hot summer days.

Key to getting the most out of your hut is ensuring that you maximise every inch. You’ll be surprised at how quickly the space gets used up, so you need to think carefully before purchasing your hut’s furniture and accessories.

Multipurpose options, such as storage ladders, can be a big space saver and should be utilised wherever possible. Hung on the wall, they provide the perfect storage solution for the smaller sized bathrooms, providing a spot to hang towels, toilet paper, wash bags and so on without being too obtrusive.

Sofabeds, tray tables and other foldaway storage solutions are ideal for saving space whilst ensuring you have everything you need in the main living area of your hut.

 

  1. Planning Permission

If you plan to use your hut privately on your own land and for your own personal, exclusive use, then you probably won’t need planning permission. However, if you’re a B&B or campsite owner and are wanting to use your hut for commercial purposes, you’re more likely to require planning permission.

Planning permission can be a bit of a grey area, so we always recommend that you contact your local planning office beforehand to discuss it.
